Sealcoating Atlanta
What It Is
Sealcoating applies a protective layer of coal-tar or asphalt-emulsion sealer over existing asphalt. It blocks UV rays that oxidize and brittle the binder, repels oil and fuel spills, restores a rich black appearance, and significantly extends pavement life — making it the most cost-effective maintenance step for any asphalt surface.
How Quoting Works
Send your address or lot size and we'll provide a free sealcoating quote the same day. We schedule applications during dry weather, and most residential driveways and small commercial lots are completed in a single day.
Areas Served
We sealcoat asphalt throughout Metro Atlanta, including Atlanta, Sandy Springs, Brookhaven, Dunwoody, Decatur, Smyrna, Marietta, Roswell, and Alpharetta.
Frequently Asked Questions
How often should I sealcoat my asphalt?
We recommend sealcoating every two to three years. New asphalt should be sealed six months to a year after installation to allow it to fully cure first.
How long does sealcoating last?
A quality sealcoat application typically lasts two to three years before the surface begins to show wear. High-traffic commercial lots may need resealing more frequently.
How long before I can drive on sealed asphalt?
Sealcoat needs 24 to 48 hours to fully cure before vehicle traffic. Foot traffic is usually fine after a few hours. We'll tell you the exact cure time based on temperature and humidity.
Can you sealcoat in cold weather?
Sealcoating requires surface temperatures above 50°F and dry conditions for proper curing. We schedule sealcoating from spring through fall in Atlanta, and we'll never apply sealer when conditions won't allow it to bond correctly.
